Channel Settings

Channel Settings is a dedicated tab available for each channel that allows to define some additional settings, specific only for this particular channel. Hence, not all channels will have this tab visible. Additionally, any setting that is defined within the Channel Settings tab will be applied exclusively for this particular channel. Other channels will not be affected.

Your Airbnb account settings

With this procedure, you may add more Airbnb accounts to the already existing connection.

  1. Log in to White Label Channel Manager and go to the Channels tab.

  2. Select Airbnb from the Your sales channel section. Please, see an exemplary view below.

  3. Select the Property Settings tab on the top.

  1. Click Synchronize your first account or Connect another account.

  1. You are directed to the Airbnb website and may be asked to log in. Read carefully the terms and conditions and confirm by ticking the checkbox. Click Allow.

Cancellation Policy

You are allowed to choose one of the general CPs predefined for Airbnb in the Channel Settings tab. There is a number of policies to choose from:

  • Flexible - full refund 1 day prior to arrival, except fees.

  • Moderate - full refund until 1 week prior to arrival, except fees.

  • Strict - 50% refund until 1 week prior to arrival, except fees.

  • Super Strict 30 Days - 50% refund until 30 days prior to arrival, except fees.

  • Super Strict 60 Days - 50% refund until 60 days prior to arrival, except fees.

  • Firm - full refund until 30 days prior to arrival, 50% refund of accommodation fee until 1 week prior to arrival, then non-refundable.

  • Property specific.

If the property-specific option is chosen, Channel Manager considers the Cancellation Policy set on the property level and checks them against the above six Cancellation Policy options available for Airbnb. Once all the possibilities are analyzed, the best matching Cancellation Policy is automatically selected.

  1. Log in to White Label Channel Manager and go to the Channels tab.

  2. Select Airbnb from the Your sales channel section. Please, see an exemplary view below.

  3. Select the Channel Settings tab on the top.

  1. A list of available custom policies opens.

  2. Unfold the Cancellation Policy section. Select one of the CPs available in the dropdown list.

  3. Click the Save button.

Minimum stay

If you want to change the Minimum stay only for properties advertised on the Airbnb, you can do it in Account settings.

  1. Log in to White Label Channel Manager and go to the Channels tab.

  2. Select Airbnb from the Your sales channel section. Please, see an exemplary view below.

  3. Select the Channel Settings tab on the top.

  1. A list of available custom policies opens.

  2. Unfold the Minimum stay section.

  3. Provide the value by which Minimum stay should be increased.

    Note: Do not provide a new Minimum stay value, but a value that denotes the number of days that should be added to the Minimum stay which is already set.
  4. Click Save.

Extra fees and taxes

Note: If you are a new client connecting to Airbnb or you are connecting a new account, by default you will have Option 3: Airbnb fees v2 enabled.

  1. Log in to White Label Channel Manager and go to the Channels tab.

  2. Select Airbnb from the Your sales channel section. Please, see an exemplary view below.

  3. Select the Channel Settings tab on the top.

  1. Search for the Sending additional fees toAirbnb section.

  2. Select the option that suits you the best.

    Important: You need to ensure that all the fees and taxes that are selected in your PMS are correctly passed to Channel Manager. Otherwise, it may result in price discrepancies between your PMS and Airbnb. In order to verify the set-up of charges and obtain the detailed comparison of all the options, contact the PMS Support.
  3. Save your settings.
